Empty property needs insurance

Empty property needs insurance

THERE are lots of reasons why a property may be empty and there is no excuse not have at least basic buildings insurance in place to make sure it is protected against possible catastrophe. This is your guide on how to buy empty property insurance at the best price.

Will standard home insurance do?

First a warning. If your property is empty for prolonged periods and you do not tell your insurer, you may lose out big time if you ever claim. They could refuse your insurance claim if they find out the property is often vacant. Most standard home insurance policies allow up to 30-days unoccupancy at any one go. Anything more than that and you’ll need specialist insurance.

If your property is empty for longer periods, then go direct for specialist empty property insurance. This is not a typical policy and will need insurers that know what they are talking about and understand the risk. You are not going to get empty property insurance on typical price comparison websites or via the big standard home suppliers. You need the specialists.

Tell the insurer as much as possible

They will want to know a range of other details on top of the typical rebuild and contents insurance figures. Things like regular inspections, monitored alarms and neigbourhood watch schemes take on much more significance. The more of these you have in place, then the better the price of your insurance at the end of the process.

If your property is empty for sustained periods, then make sure you have a minimum of contents value inside. If you only require £2000 contents cover, then the price of your insurance will be a lot less than needing £50,000. The property is less attractive to thieves and if the worst happens the maximum loss is limited.

It’s a good idea to have mail re-routed and even have a local keyholder who can attend the property and ensure no water leakage, obvious damage and piled up free newspapers on the doorstep – all things that indicate an empty property to opportunist thieves or even squatters.

Price compare empty home insurance

Take these common sense precautions and then try www.thepropertyinsurer.co.uk for unoccupied insurance provision. This is as close to price comparison you get in the UK. You fill in 1 form that takes less than 2 minutes and gets 3 of the leading specialist empty property insurance providers calling you to try and win your business.

All you need to do is get at least two quotes and then you can compare like for like cover and cost and buy the one that suits you best. Then you can rest assured your empty property is at least protected while you are away from it.
